Current Advisory Services Engagements
- Beginning 2011, Mr. Alpert will be teaching
Practical Litigation Management at the University
of Oregon Law School.
- Alpert International has been engaged by a
well-capitalized investment group to assist in
various phases of the bidding process for prospective
acquisition, and later development of, FDIC assets.
In October, 2009 Alpert International's sophisticated
property analysis in an extremely condensed timeframe
resulted in the client's successful acquisition
of a multifamily complex, which the client now
owns. As well, AI assisted the same client in
avoiding acquisition of another large-scale loan
by uncovering a very narrow deed restriction
that, alrhough the underlying property is well-located,
could prevent feasible development even if acquired
at a severe discount.
- AI was brought in by a lawfirm representing
the Plaintiff to provide expert analysis in major
ongoing litigation versus a municipal defendant
involving a very high profile and complex property
in Washington State, where traditional appraisal
sources may not have fully served the client's
needs.

Engagements
- Assembled a team of high-level legal, financial
and analytical consultants to produce a $48 million
public/private partnership proposal to provide
infrastructure for the first phase of a $2 billion,
3.2 million square foot mixed use project in
a high profile location in a major Dallas/Fort
Worth suburb. This resulted in substantial interface
with prospective users for the project as well
as city officials, and the submittal of a detailed,
well-documented development proposal on behalf
of the property owners.
- Advised the property owner of a key site in
a major Seattle suburb on the capacity for city
financial involvement in a proposed $1 billion,
upscale urban village in the heart of this community.
This resulted in the city council approving a
Memorandum of Understanding to prospectively
locate its proposed $40 million performing arts
center on the client's site, as well as a detailed
written proposal from the city outlining substantial
additional infrastructure and other public revenues
the city may provide for the client's project.

- An engagement on behalf of a national hotel
developer to initiate a set of complex negotiations
between a Dallas suburb, a nearby sports facility
and the client to produce a three-way agreement
for the client to develop a major hotel and convention
facility with substantial city participation.
This resulted in the completion of the agreement
and the construction, opening and operation of
this successful facility.
- Multi-level debt restructuring on behalf of
the owner of a landmark hotel facility in Ashland,
Oregon. This resulted in a complex set of creditor
negotiations which produced a reorganization
plan for the client which allowed for the family's
retention of of its interest in major assets.
